I saw the 2022 version of this posted somewhere on OSA, but can't find it. Hunting & Fishing seemed like a good match for the 2023 update. Like last year, Oklahoma seems to be the best value. The source is Farmer's National Company, so "high quality" likely refers to farmland. Adjusted downward for improvements, I paid about $2000 per acre for a quarter section of McIntosh County hunting/ranch land in 2022 and thought that was quite fair. Two deer, three hogs, paper profit, and fun in a year - can't complain.

I just got one of those “we will buy your property “ letters for my 80 acres @ $160k and it’s really poor land. Only good for hunting and maybe only a couple of spots suitable for building a home. No way I’d sell though it’s twice what I paid a few years ago. I think it’s Chinese driven. Okfuskee county

I have 80 acres in Okfuskee County. About 40 acres are good for grazing, pond, well, county road and rural water. I was offered $200k. I am keeping it. I paid $32k for it in 2001.

We have 3/4 acre next to our place in Osage county that is for sale. $20,000 takes it.
Some trees will need removed, well drilled, water line ran 1/4 mile up a 129’ high bluff, and septic tank installed.
Edit: wildlife everywhere.

How big would my neighbors place be?
And do I get hunting privileges?
😂
