From your post you are buying (You do not need a realtor)
Check the MLS, look and compare houses so you know prices in the area you are looking at.
When you find one that you like call the listing agent and make a appointment to see it.

Oltermanns parents (Mother?) listed our previous house some years back but it didn't sell. When the contract expired I took photos and ran ads. Sold it within a month. Saved Thousands! We didn't use a realtor then or for the new place. I won't use one in the future. It's just so easy to do the transaction at a Title company.

Just a thought as I don't know the answer to this question. Who is it that arranges the inspections and such? All of you who are saying that one doesn't need a realtor may be leading someone into a transaction where something gets overlooked.

As for "transacting" at a Title company, does one need to really research them to be sure of getting a good one?

I just closed on a house a few weeks ago, I was the buyer. We decided early on to not use agents and all went well and saved over $10,000 by doing it all ourselves. If you don't have a bunch of specific requirements and everything is basically cut and dryed I would say that's the way to go. I even got the seller to pay my closing cost and do some upgrades since she saved so much. Let me know if you want more info.

I arranged for my inspection and just let him know that the seller would be paying him at closing. He agreed and the title company had everyone owed payed off then.

I have heard that if things may not be cut & dryed it's possible to have a lawyer go through the p-wk to handle the transaction and may be cheaper/safer.
I contacted a lawyer initially and he told me he had just purchased without a realtor also. He is the one who told me unless there were multiple stipulations on the purchase there was really no need for a lawyer. I found the puchase agreement online and modified slightly based on discussions with the seller. She was legally blind so I met with her and her grandson and we read over the entire contract together then signed...and off we went.

Every single contract that is approved for use by OREC (OK Real Estate Commission) licenced agents/brokers is available online and can be used by lay persons without restriction. My wife is a broker in 3 states and Oklahoma has some good contracts that cover *most* situations.

The listing agent works for the seller and has a fiduciary responsibility to the seller. If you have your own buyers agent, they would be working for you, not the seller.
