The problem with a flood damaged home, is that if it happened once, it's pretty likely to happen again. And insurance companies won't cover some flood-prone areas.

Flood insurance is only available through the federal government. I stand to be corrected but it was kind of a racket back in the day to get flooded, rebuilt a much bigger and nicer home, get flooded again and do the same.
Now, if I remember right, they rebuild one time and then the cost of federal flood insurance goes up by a good amount. If it floods again, the cost again goes up. I'm not sure when it reaches the point of "it's not worth it any more".
We have some folks in the insurance industry on here. Hopefully one will kick in with some facts.

John Stossel did a piece on flood insurance a few years back, and what a stupid program it was, encouraging people to build in flood-prone areas (including beaches), knowing the gov't would pay for rebuilding. (He also said that he had a house covered by that insurance, and that he'd used it to rebuild the house, because, hey, the program is there, so you might as well use it.)

When my parents bought what is now my house, the mortgage lender tried to make them buy flood insurance because the very northeast corner of the property was in a 100 year flood plain. Never mind that the house itself is a few hundred feet away and its foundation is about 10 feet higher, up on the side of a hill. If it ever floods enough to get that house, you'd better be buying stock in gopher wood and pitch...

In the late 90's a town in Iowa where I was living near flooded. They were told the insurance would pay but they either needed to move their home or rebuild elsewhere as it would never be available again. Almost everything/ everyone took the option and moved to somewhere that was no longer on the floodplain. The town was only about 15 or 20 buildings anyway but about the only thing left was a fabrication shop that was using what was an old school that had closed years before.

But this recent flooding is supposed to be a hundred year flood-happens every hundred years or so, it's not a seasonal event. Some of the homes in Gulfport MS are now on piers ~12 feet above the ground if not more to prevent hurricane flooding. It would be a gamble to buy one.

I'm not 100% on the up and up for flood insurance, but that's the gist of it as I understand it. The premiums rise when you have a claim, just like most other policies. Encouraging you to hopefully you use the claim monies to clean up the site then get yourself to higher ground for your next home.

Also the deductibles are structured where the premium discount is heavily skewed towards higher deductibles. Like, up to $40,000 deductibles. Meaning if you keep a low deductible, you're paying through the nose for your monthly premium.

So it's not perfect, but they've made (some, though maybe half-azzed) efforts to price the policies commensurate with the risk and get people out of those places. But really it's just led to more people passing on purchasing the policies at all and just hoping it doesn't flood.

100 year floods can occur multiple times in a 100 years, they can even occur back to back. "100 year flood" just means there is a 1% chance in any given year of a flood in that area. The clock doesn't reset after an event. We could have this exact situation next year.

I would never willingly build in an area in a flood zone. Just not worth the hassle.

You pretty much nailed it when it comes to commercial insurance, you take a high retention, the limits suck and the premium sucks. Nobody takes it unless the bank requires it. Of course, over the last 2 weeks everyone has been interested.

Ok I'm in. We just built a house in a new hood . Everyone is great other than the neighbors that LOVE to party . I've had to ask them multiple times to keep it down so we can get some sleep . I can literally hear every conversation they have because apparently it's easier to just effing yell at each other to talk . Last weekend I caught one of them pissing towards my house, Weiner and all out in plain sight. Oh how did I discover this? By being in my daughter's room at the right exact moment to see it from her room . Why do people suck so much?

No way my old neighbor moved in next to you? Just wait till they start fighting call police that domestic is happening. That will shut them up for a while.

Next time he does pop his pecker with a paint ball and tell him next time you will enough evidence of exposure to a minor and have him locked up and be registered as a sex offender. Bet he won't piss again.
