I've been researching and shopping mowers also. Drove past your new house yesterday my way to Rt 66 mowers in Bristow. Available service and dealers is a consideration also.
66 deals Dixie Chopper and Spartan which has connections to Bad Boy. 57 dealer in Chandler has Spartan and few others. I think there is a Bad Boy dealer in Kellyville.

For your budget I would look at entry level commercial or residential that is semi-commercial. The things I look for are deck quality, engine, hydraulics. Are the hydraulics serviceable and heavy enough to do the job? Rough or smooth lawn? Mowing some pasture?

Almost all companies have a wide range of quality products, hence " my Toro is great," or my Toro is pos".

I'd say more, but have to go.

Edit:
I am looking at Bad Boy, Scag, Spartan, or another Hustler. For the money the Spartan RZ HD looks pretty good. However, Spartan, started by cofounder of Bad Boy, just sold to Toro. I'm hesitant to what that may mean for Spartan's future. Everything else I've looked at so far comparable to RZ HD is $1-3,000 more. Just started comparing John Deere. May stay with he 48" Hustler Fastrak for a while longer.

I bought a used Grasshopper zero turn ($3500) last year that has the Kubota diesel motor.
It used to take me 6-8 hours to mow the place with a lawn tractor. I now do it in 2-3. Lots of torque and fast!
I have lots of trees and odd shaped areas. I'll never go back to a gas motor or lawn tractor.

The first thing to know is "its not how fast you mow, its how well you mow fast." After doing research I bought a BB 60" back in November from tractor supply and got a smoking deal. As in I still find it hard to believe the price I paid. No, it is not for sale. 😀

Went through a similar search as his when I bought the Toro. I heard praise after praise.

Bought the PoS and nothing but problems.
Bent 3 push rods on 4 years. 1st was 3 months on. Ate a belt every other use. Deck pulley bearings were craps.

Then, I find out, Toro is like Sears Craftsman. They build NOTHING. Lowest bid and put their name on it.

I will NEVER have another Toro.

I don't understand why Gravely isn't on your list. When I first bought my place in the country, I bought a used, (7-year-old} Gravley Z60 for $3000. I dropped the deck as low as it would go and used it as a box blade/road grader to get rid of the crests and high spots. I did 7 acres that way. When I finally got grass on the ground It did a good job of mowing. Thankfully, I dropped back to mowing all 7 acres just a few times each season, and continued mowing just 3 acres on a regular basis. I used/abused it for 3 years and then sold it for $1500 because I was moving to town.. Certainly, the blades were replaced 3 or 4 times, but, that mower still did the job. No breaks in the deck or frame. The Kawasaki started every time I turned the key. I'm not proud of the abuse I dished out, but I was proud of the abuse that Gravely mower took and survived.
