Ok, long story short, we built our home about 14 months ago with Shaw Homes in BA. We are currently fighting with the warranty department regarding our bathroom and want to get some opinions.

So if we take a shower, steam builds up around the trim and darkens the paint. You can even see the drywall tape and screw heads. As it dries, it stays dark and looks like water damage. They say this is completely normal and acceptable. In our opinion it's not. I've attached a few pictures to show you guys and want to see what you think. Are we justified or being unreasonable? When I can get on a computer I will post more details. Sorry for the poor quality pictures, it's just hard to truly capture

You are getting condensation from the steam. Is there an exhaust fan in the bathroom? If so are you running it while you shower and for 10-15 min afterwards?

Also, seems that the paint they used is not very moisture resistant (or put on very thin). Repainting with a quality, mildew resistant paint "might" help. I personally like Behr Premium Plus

Be careful, this situation can lead to mold growth.

Overall, we haven't had a lot of issues with the house outside of a MAJOR window leak in our master bedroom that they cannot seem to get fixed correctly. They have added additional weep holes, resealed, checked the roof etc but it just keeps leaking after every few rains. This issue is why we are still dealing with the rest of our warranty stuff. Right as our 12 month warranty expired, the window went nuts again, and they have waited on fixing the other stuff until they can get the window fixed.

The warranty department is extremely slow to respond. I have a log of unanswered messages and emails that I have sent that went unanswered until my wife or I eventually called and got crappy about the last of responses. The warranty supervisor is coming out Tuesday to look. He says this is normal but there is NO WAY we could sell this house today without completely repainting the house. I know the paint was thinned out but they will never admit it. We use the fart fan with every shower and this continues to happen and get worse.

Do have an exhaust fan in the bathroom? If you do, use it. It Looks like they used flat paint. I would repaint with at least eggshell, but preferably something with more gloss. The problem with glossy paint is it shows more defects in the tape and mudding. That’s one reason why builders use flat, the other is it’s cheaper and easier to paint.

Let me see where your window is leaking. We had windows leaking for years. When I repaired them after repairing tornado damage, I found the windows on the second floor were not flashed correctly and the builder didn’t tape and wrap with house wrap. If the builder doesn’t flash, tape and seal the windows with wrap, you will continually have leaks. The tape and flashing keeps the water on the outside of the house, and not the inside.

This is how you correctly flash a window and how i did mine.

Looks like flat finish builders grade paint. See the spray marks from an airless pattern? The ‘sealed’ Sheetrock accepts and drys moisture at a different rate.
Is the pic of an open wall surface where a door would have been opened when sprayed with finish?

How close to the shower head are the wet walls? I would check into a leak in the shower plumbing that only happens when the water is running. Maybe there is a pressure gauge that connects in place of the shower head that you could watch for a pressure drop when you turn the water off?
We had that happen once but it was showing at the floor in the opposite room so that is how we found out.

Probably used regular sheetrock instead of greenboard and thinly painted the edges.
I went to an open house the other day some house flipper had and there was a row of sheeetrock screw heads next to the shower that never got covered by the mud. maybe he figured it was a style. 12 black dots down the wall.

You are right.It isn't normal or acceptable.I tend to agree with mr.ed on them using sheetrock instead of greenboard.We have a contractor in our neighborhood that built several houses using sheetrock in the shower and bathroom and just put tile over it.It lasts pretty good for about 18 months and then the tile starts falling off in the shower.3 neighbors on one block are sueing him and now his house is for sale.

The explanation they gave us was that the painters spray the trim before the drywall and once the moisture hits that area it darkens, but "it should go away once it dries"......they lied about that LOL. Its slowly just started staying dark around all the trim. We run the fan while we shower and leave it on after we get out.

My wife loved the fact that show had models of every home and I think that's what sold her on them. I was very apprehensive to use them but agreed. She finally admitted I was right after getting off the phone with the warranty guy this afternoon. He tried telling that the model homes were exactly the same fit and finish. He had no answer when she asked him if they would correct the issue before they showed the homes to people......it blew his mind when she told him that no one showers in the models so what do you expect?

The sales process with them was great, but the rest went down hill fast. EVERYTHING is an upgrade. They will custom build anything you want, if they have done it before. If they haven't, they charge a big ass fee to quote it, which pretty much ropes you into doing it. I'd sell this house today and not think twice about it. Don't check their google reviews though, they will all be 5 star.....That's because they gave people $10 starbuck gift cards to do review after touring the model home. Of Course, you're gonna have a good experience when you tour the model they are trying to sell you! They also have multiple reviews by employees...….

Ok, i'm done ranting.
