If its boarded up and can't see inside to know if anybody is in it or at least get a idea of the inside condition it would be a risky and very expensive move to get it. On the same street my late grandmother lived on was a drug house, turned out they cooked meth in it, it went to auction and found out later from my uncle that they had to completely gut the inside down to the studs and to clean it out from what I understand it was really awful and alot of work and money went into it.

If anyone wants to grab some education in the field of investment into real estate, here is a link:

http://usreied.invest-in-re.com/

I personally took these classes, and I found them extremely valuable. This is not aimed at getting a RE license.....100% about investing, taught by actual practitioners. When I see questions like this, I am always tempted to share this link, so here it is. First time for me to mention it here, though I have invited folks to our gatherings a few times in years past. If it helps anyone, super.

Meanwhile, Ethan, best of luck as you continue your search!

I believe it is 4 years of owed taxes. So those folks owe 2015, 2016, 2017 and 2018. In 2019, if unpaid by about right now, the state sells it to recoup the back taxes.

It can be a very good deal for folks, it just depends on how you stand on cleaning it out, cleaning it up and rehabbing it up to where you would like it to be. A word from someone that has done it: don't be shy to spray it/have it sprayed for bugs and such before you spend much time there. On more than one occassion I have returned to my house and stripped my clothes directly into the washing machine. Just saying.

It does work out to be the fourth year after the tax year, but it’s three years after taxes become delinquent, which is March 31 the year after the tax year. So for tax year 2015, property taxes came due December 31, 2015 unpaid taxes became delinquent March 31, 2016, then as of March 31 this year any remaining unpaid have been delinquent for three years and end up in the auction on Monday.
