Had 1200 acres that we were paying 2 dollars an acre on between 4 guns. That was about as much as we could handle, now they're asking for $3/acre and the other guys are wanting out. Mostly crop land along the river.
Two and three an acre seems pretty stock... I’ve payed that for rough county with cows all over it...river bottom for under 4 or 5 an acre with food sounds pretty decent... unless there is no cover and all food...how much river frontage ... this makes a big difference sometimes...if u can get on just about any river for under 1000$ a gun your doing pretty well... 500$ a gun used to be my goal for hunter/land owner fairness.... but in recent times it seems upwards of 1000$ per gun is the norm...for prime river bottom depending on how u split it up...I’ve seen a lot of prime river bottom go for 2500$ a gun which is way overpriced, and those places have no cattle, year around protein and corn feeders maintained by owner, strict limits on trophy management, huge genetics, custom built tower stands ready to hunt...some land owners see that 2500 a gun and think they can just get that without all the extras which has caused the price gouge effect...still not worth it, and takes the fun out of setting up your own spots...I think more people could afford to pay less and do their own set up.... just saying

I think the new state record was shot in Dewey county. One of the clubs up there, I think it red rock/dirt hunting club or something like that, is reporting elk following the Cimarron river south. I have a buddy that has nine quarters in the area. We’ve been running cams for years. Get a few mulies but no elk yet. It’s a matter of time before a nice herd gets established but it’s happening now.
Ya I think there a a hand of elk that roam the “ little Colorado “ area north of Woodward around alabaster caverns...locals say there is a herd around selman....it’s a different herd than the Dewey County heard...
