Need some help on gun range

I am in the middle of making my business plan for a outside gun range down around the McAlester area. I looking for the right land for 1k or longer range, with carbine pistol area's. I am looking to run tactical rifle, IDPA style pistol, rim fire and 3 gun competitions. Will have covered shooting area's, bathrooms or at lease porta johns... In yall's opinion what would there have to be for you to put down money for a membership? Memberships are $125 initiation fee, $25 dollars a month for a individual, $35 for a family. There will be security camera, a covered area away from firing lines for those who are not shooting. There will be steel targets for all area's but there will be a 50-100 yrd lines for paper targets. I also have the NRA range source book and have read most of it. Also wanting to talk to someone with has dealt with the finances of opening or running a range business. I have reached out to other range business's but only heard from one. I know i just asked a few questions, an i know there are thousands more im probably not thought of. My wife was into the business financing and has helped a lot, but just needing some info from shooters.

The Ponca city Range Charges a $175 first year fee, with $100 going to range expansion projects, and $75 per year annual member ship fee there after.

We offer a lifetime membership as well as associate memberships at a much reduced price for annual members.

I believe we are the lowest price membership in Okla.

4 pistol bays, 50 meter bay, 100 yd dedicated , and a 200/300 yd bay.

Stillwater Rifle and Pistol Club has a similar fee structure. There is a $100 "Range Improvement Fee" for the first year ($145), $45/year after that. "Associate" members (spouse, kids) can be added for $10/yr. There are additional fees for the Cowboy Action and shotgun ranges.

I would suggest the annual versus the monthly membeship. Have you priced your insurance yet? How far along are you?

$420 a year for a family? I'd look at what other clubs offer for less and start from there as far as what you'd offer (having a 1K range sure helps). OKCGC is only $200 a year and offers quite a bit.

At first blush I'd say you are way to high.

sand springs sportsmans club charges 125 first year and 50 a year after. has a covered 225 yard rifle range. trap and 2 skeet fields. trap and skeet is 2.50 a round. no charge for rifle and pistol shooting.
