see i have always paid. i hear about people getting evicted after not paying for months and i don't understand. he claims i've "always paid late" but that's just a lie. he needs a "reason" to evict me AFTER LITERALY SAYING HE DOESN'T NEED A REASON.Something my buddy told me was a guy that would not pay his rent and cursed the landlord in his face in the front yard and egged him on to fight and called the landlord all kinds of things
to make the landlord snap and kick his arse right there in the front yard.
But get this the tenant had a camera in a window pointing in the front yard and captured the landlord
beating the snot out of the guy and even balled up on the ground the guy was still bad mouthing the landlord so landlord continues kicking him.
Tenant sued and ended up owning the house.
Tenant owned many housed pulling the same game.
Camera did not record sound.
Worth a try if you think he is the type to pummel you

As long as he accepts the rent then he in the eyes of the law states he allows you to stay there.
I love it when a renter is late as I charge 10% of the rent for a late fee.
It is late after the 5th.
850 rent is 85 bucks late fee
If you are renting month to month he can send you packing at the end of any month.
Because your lease is up.
If you have a year lease he has no case unless your year is up.

He can probably get a lot more $ renting it out to new tenants. Probably a lot more than you’ll accept in an increase. Rents are going up 15-20% annually in many parts of the country due to inflation.

I am just stating his landlord should like it when he gets paid more.
Maybe the OP does not pay a late fee if he is late.
Now I will ramble on about me collecting a late fee.
First time and second time the renter is late I collect the late fee.
UNLESS there is a legit reason.
I have had some change banks and the money had a 3 day hold and caused them to be late.
I get that and I did not charge them a late fee.
There have been dozens of times a renter had a good reason and if they contact me before rent is due and tell me the reason I do not charge a late fee.
Now the first 2 times as a new renter I charge it just to let them realize this 10% thing can and will happen so get your ducks in a row.
Current renter in Moore has been taking care of his dying mother and is very short on funds.
I have not charged him a late fee because of that.
I know it is hard and his funds are all messed up and must wait until his check on the 15th comes in.
