There is a type of fha loans that will allow you to finance in repairs, they are called FHA 203K loans. Just be very very careful on what lender you use, I mean seriously grill them on their experience working with these types of loans because if they know what they're doing everything goes great, if they don't or are really just inexperienced and looking for a chance to prove themselves it can be a nightmare. That is one loan type where experience really does matter because it can be a royal cluster if they don't have it.
