Property tax is based on value not sq ft.
There are some newish tall roofed homes in this area that look like at least 1500 sq ft home and I found out many of them were just 1100 .
WOW.
New neighborhood and cookie cutter homes.
A lot of the wood used today is junk and wet no less.

About 6 months ago a friend wired a house that was just being built and the build was $121 Sqft.

And with the supply issues during the construction of a lot of the new housing developments going in during Covid you know there were a lot of cut corners on those homes…

I pobably wouldn’t ever buy a house built in the year 2021 or 2022.

If builders built **** before the supply issues they built **** after. If they didn’t before they didn’t during and they don’t now.

If you're young and spry you can start with hiring an architect to draft up the plans for the house you're wanting to build. From that point it's easy to call any builder and say "I wanna build a 4500 sq ft house. If I bring you the plans can you give me a quote?" Then whatever they say, double it. Then however long they say it'll take, double that too.

Another option if you're young and spry is to take those plans, then buy the land. Take a spray can and mark off where your house will be. Pay on it and later hire a guy to run the electric and plumbing. Then some guys to pour the slab. Once you have a slab you can do simple things like some framing yourself, allowing you to improve some things (offset 2x6 walls for soundproofing?) etc.

And there is no real way to give you a decent bill park quote without knowing a lot more details and even then the home itself. You want ballpark, 200sf plus, a production builder less but not a lot. The main thing or nearly only thing that has came down in price is framing lumber is down from a high of $1000/linear foot to about $400/lf, doesn’t effect overall home costs a whole lot. Your home site and land are factored into the 167-200/ft on the low side.

You’re figuring the cost of the land into the ball park quote? What is it if you already own the land, for say a 2000 sf home built to standards a bit better than a cookie cutter home in a new subdivision?

How old are you and what do you need? 22 and a new wife you need one thing. 50 with kids grown and out of the house you need something completely different. At 65 with kids gone, we don't really need 2250 sq ft. we could lose living room, dining room computer room, 3rd bedroom and still have more than we need. would be a lot cheaper to heat and cool.
