Barak Obama claims to be a Christian, but I don't know what kind of Christianity he practices. It was not what I learned at Sunday School.

maybe so, but that still doesn't make him (nor the justices veggie mentioned) atheists.

I sat on a jury trial a few years back where the State was taking a cut out of the middle of this guys land for the construction of the turnpike. There was no question they had the right to do that, but we (the jury) saw fit to make sure the guy was compensated quite fairly for the property being taken. He came out about quite a bit better than the offer they initially gave him. The matter boiled down to the amount they paid an adjacent landowner for his similar piece and the low-ball offer they made the fellow in the trial.

Bottom line: Contact an appropriate attorney and ensure you aren't being "bulldozed" too. Oh; and no wielding of pea shooters at the bulldozers by the way; you'll end up doing the hokey-pokey.

Pretty much summarizes my only jury experience, too. For the OP, forget having a conversation with your district commissioner -- turn it over to a lawyer and let them handle it. You'll have less stress in your life and a better offer to boot.

So based on what you said previously, there are three choices to be the "RINO". The two that are left from that group of three are logically both described by the adjectives "communist" and "atheist", along with the two Democratic appointees.

Contact some of the farmers and ranchers that have had land seized for the keystone pipeline.
There are several families in OK and TX fighting to keep their land intact in contiguous parcel instead of having to drive around the pipeline to get to their own property.

It terminates in Cushing, why would Texas farmers have land being seized? Why would they have to drive around it? Maybe for a short time during the construction phase. And I'm pretty sure no one's land is being seized. Pipe line damage compensation is usually pretty generous. I do understand there are some people that would rather not have a pipeline on them, but, a lot are happy to have the money. Sometimes it means the difference between keeping and losing land. Once the pipe line is in, everything pretty much goes back to the way it was on farm land. On pasture the pipe line leaves a mark, but no worse than plowing would. Sorry OP, that was off topic.

I would say sell them an easement. Specificly EXCLUDE the minerWho else is there?al and commercial water rights.

It's always smart to find a lawyer that deals with this stuff first, but I would call the county commissioner, at least a courtesy call.

I'm not a lawyer or a crook and I didn't stay at a Holiday Inn last night. So my advice is essentially worthless and Invalid.

Cushing is just a mid stream point.


I said before to get a lawyer familiar with land leases from the oil company's.

Our gun club had an oil company wanting to come across our range to put a well in the neighbors field. Land man showed us what he paid the neighbors. We decided to go to a Lawyer versed in this law.

we trippled our money, and got enviromental concessions, the road put to our benefit, and when they decided they wanted electric, we got more money for the easement for that right of way.
Get a lawyer!

I think Cushing is the termination for the new part . The Texas part already exists. It shouldn't have been hard to get the pipeline company to give you what you wanted. That's probably less than they alloted for it .. if you had a list of reasonable thoughts, why wouldn't they listen . In what little piplining my company does for itself, we are happy to tweak the plan to let the land owner or tenant benefit more

I'd say a real estate lawyer used to dealing with government easements and right of way I don't think the oil companies are involved in this .
If I were your neighbor and a landman told you what i was paid (truthfully) my deal would be off

I love it when people tell me what they "made" oil companies do ..
Very few land owners can make oil companies do anything they aren't willing to do An oil companies' first response is to offer money, because that's the road most often taken. They will gladly trade dirt work instead of money. We almost never get the road where we would like to have it, but we do get a road .
Any sensible oil company, wants to impact the environment only in acceptable ways and leave as small a footprint as possible. Thats where the money is. IMO a smart landowner might forgo any cash and take service and enhanced royalty..
