Looking at Street view again, It appears flood waters from the creek would travel north initially and likely dont ever back up to the south.
And 4-5 foot of fill may actually only be 2-3 feet/

You can get a survey of the land to determine how much is in the flood plain, I looked a 15 acres a few months back but all but 1 acre was in 100 year flood plain. This causes financing issues wing trying to build on the land (unless you built it with pure cash

The wife and I are a couple Blessed individuals, Bought our house, 10 acres, well, septic, 10x12 storm shelter, and 3 out buildings for $34,425.00 or 35,300 with closing cost in March 2016.. That's Killer.. Then a 3/4 ton truck, civic, and stock trailer and ALL at an unheard of price..

Yeah, I'm not seeing the interest most you are seeing in this property. Not sure what the appeal is.
I guess if your a city dweller, the traffic noise would be the norm. When I have to go to town, it's the loudest thing I hear, always in the background and it makes me irritable, and I can't hear worth a crap. Can't imagine the noise if one had normal hearing.
