Be very careful on the school land leases. Very few people can afford to lease a school land lease for the sole purpose of hunting. Which means most people decide to "go in" on a lease together. Leases are for five years, payment due annually, but only ONE guy signs the lease. Someone lost their job, wife is pregnant, etc. and can't make their part of the payment. the group can't make up the difference, can't find an extra, then the ONE who put his name on the dotted line is in default. The commission will sue for loss of revenue, rental fee plus late fees and interest. Screw up your credit, garnish your wages, and ban you from future lease auctions. You don't just get to "let it go this year", your a$$ is on the line for the duration.
