Land in Talihina...seems cheap?

Is it just me or does land in the Talihina area seem really cheap? Would that not make a good hunting plot? $1,500 an acre in the hills with woods and such via a quick search on Craigslist. I'd assume it could be had for cheaper with some looking.

True story - a lot of land in that area may be hard to reach well, due to the mountainous terrain, poor road network and even poorer road upkeep. Certainly something to think about, although I own no land, so I'm just spitballing.

They do not have to allow you on their land to get to yours.
You are out of luck..and say You did get premission to travel a small road to your land crossing onto theirs.. say they die and sell the land You are out of luck again until you get permission.
I have had friends buy the small "road" to their property from adjoining land owners.. written up and all legal.

You never know.
Many of the roads to remote land are accessed by old logging roads and I do not have a clue as to what happens there.
I have friends that own land in Haskel county that access is logging/well roads but they have no issues. Not yet anyway.

My folks own a cabin on a decent amount of land in Clayton and I'd agree with your sentiment. That and the upstanding meth and pot peddling locals don't add much to the appeal. I hardly visit the area as the Deliverance experience isn't high on my bucket list.

Also, utilities can be hard to get, expensive or even nonexistent. Research water and power closely as it is spotty in that area and can be literally impossible to get it to your location. You can go without power creatively part-time, hauling water in sucks.

You might also consider checking with the Sheriff's department down there. While I don't know anything about that area, I do know that there are certain parts of SE Oklahoma where a Sheriff is hesitant to send deputies into certain areas during certain times of the year.

There is good hunting to be had down there, but you also have to be cautious for multiple reasons.

If you are an absentee landowner, meaning you live in OKC and own hunting land down there, your land will be abused, raped and molested in your absence. I know a few guys that went in together and bought 120 acre between Talehina and Wilburton. They put in a lot of work to get it ready to hunt and even moved in a rail car that they converted into a hunting cabin with a wood stove, bunks, etc. All was good the first couple years, then they went to do some pre-season work and found squatters and a meth lab in their cabin. They were threatened and run off of their own land. They called the sheriff, who did come out but couldn’t find the squatters or identify them. The owners went back the following day only to be threatened and run off again. That was 8 years ago...and the last time they have been on the property.

To tell you how remote and lawless some of that area is, there was a suspected Al Qaeda training camp near Talehina that was, and may still be on the FBIs watchlist.

To give a little more credence to what I have just told you...I was raised in that area and lived there until I was 20 years old. I left for reasons, and will not move back to that area for the same reasons.
