Comps showed no house has lasted longer than 14 days in the last 90 days, in that neighborhood, so we'll see?

However, we ARE waiting till the beginning of January to list.
The cooling just started in September. Best idea right there to wait until 2023. Rates are "projected" to go up again in December, then cool off for the market opening in April. We're buying another place this month before the next hike, but it'll be our highest interest rate loan so far. We'll be working at paying that dog off quick because the banks don't need more of my money.

Right, I get it, been watching the market very closely here in Tulsa. Willing to give it a shot. Worst case scenario I'll rent it out to @joegrizzy

My wife and I have inherited 5 rental properties and notwithstanding the taxes increasing as well as the services we provide our tenants there's the damage we must repair after everyone, and I do mean each and every one leaves behind it's nearly impossible to make even a modest profit. In the ten years we've managed just these 5 I've lost count of the windows broken and "Specialization" or modifications to the property we've had to repair. The stories are as fanatical as there are many so we just keep on plodding through and do the best we can to provide a safe clean place that our tenants can call home.

nah you're missing the point. what if joe and all his poor brethren decide tent city is a better offer everything turns to **** because the people who actually work simply refuse and decide to check out.

you can't be middle management if there's no one to manage.

I'll just rent it out to the mescans..... they pay cash. Let us know how good the wifi is in tent city.

Joe is right to some degree. Look at SE OKC. Non scrupulous landlords and employers hire and rent to illegals. POS houses for the most part paying cash money to slum lords. If they weren’t provided employment and housing they wouldn’t be here. But then we would have to get the lazy white trash working instead of paying them to sit at home. The system is broken and getting worse.
