Demand letter from mortgage co.

What mortgage company? Sounds like one that everyone on OSA should stay away from!

The loan was transfered last year to new co. called IBM lender services which changed their name to Seterus on July 5th 2011.

Let me guess, wells fargo?

I had Wells Fargo lose a file on a house for 2 years, they didn't even know it was gone.

I know that. My mortgage was sold to Bank of America with 2 months after I closed on my house (I hate BOA with a passion!). You can always choose to refinance with someone else...I have considered it. If you deal with credit unions they don't sell mortgages like the banks do.

I just had a closing on BOA property 2 weeks ago that was a nightmare.

Does the mortgage company not pay the property taxes from your escrow account for you?

I pay my own taxes and insurance.

I'm not a lawyer, just an LEO, but I don't see a legal justification for foreclosure based on you not paying a third party...I'd call the company and work my way up to someone about 4 levels up, just keep asking for supervisors…get names, titles, and phone numbers for each level, then when you get 3 or 4 levels up I'd tear them a new rear end...
